The 34,000 SF Landmark residential building is located in New York’s NoHo area, a neighborhood characterized by elegant loft structures built during the late 19th and early 20th centuries.
The design of residential buildings like this provide an opportunity to create a positive impact on the urban fabric of the city which is experienced by a range of pedestrians and visitors.
Deep analysis of the surrounding neighborhood’s historic buildings inspired the modern design by echoing their low-rise scale, regular rhythm of structural bays, large windows, and highly crafted façades. Terracotta material forms 10 Bond Street’s distinctive exterior comprised of individual panels at the columns and spandrels. Both elements are custom-extruded with a curved profile and glazed in a deep russet color that is reminiscent of the area’s brick neighbors. Weathered steel surrounds the individual spandrel panels and mahogany wood panels provide detail at the storefront entrances.
The site’s interior courtyard allows the people who live in the units to experience a garden and extraordinary access to light. The building contains residences with open, loft-like layouts, and a penthouse with a brise soleil-covered terrace and roof garden. Retail shops on the ground level welcome the public and link the building programmatically to the neighborhood.
